4 Mistakes Sellers Could be Making Right Now
1.Not Listing Now!!! We are in the throws of a Seller's market. Home prices in Nova Scotia have increased by 20% on average. Depending on the property many are having competing offers and selling for well over asking. Inventory right now is at a historic low. but as we round the corner to the typical spring selling season, there will be more and more homes coming on the market and therefore increasing the inventory and the competition and of course, the more supply, the lower the demand and price.
2.Selling your home yourself. No this is not necessarily a mistake, because if you find a buyer and they are willing to pay the price you want and not have to pay out a commission, then why not. There are few things to consider though. NS REALTORs are governed by the NS real estate commission and the Ns Real estate trading act. A REALTOR is ethically bound to work in your best interests, to keep you informed of your rights and obligations in the home selling process. Also, a good REALTOR will be able to market your property well beyond just MLS, and exposing your property to the greatest number of Buyers possible will increase your sale price. National Association of REALTORs study shows that this extra exposure typically more than pays for the REALTORS commission.
3.Not being prepared for the amount of activity. REALTORS who are working with buyers are scouring the new listings coming onto MLS several times a day for anything new and when a new listing comes on than later in this market we have seen a feeding frenzy! Tons of viewings may be booking within the first few days and multiple offers received. This trend has seen REALTORS noting in listings that offer to be left open for a few days so that the seller isn't forced to address the first offer that comes in when multiple buyers are looking to view. Your Realtor will ask for you to have documents gathered that are typically asked for by a buyer such as taxes, utilities, covenants, WETT certification, or location certificates. This can be overwhelming if not properly prepared.
4.Knowing your options. The ball is in the sellers' court right now because buyers are willing to bend over backward to get their offer accepted. Many buyers are competing with offers on several properties before they become the winning bid. So if you as a home seller need a longer closing to find another place or before your next home will be ready than, then chances are there is a buyer out there that is willing to accept those terms. Or if you require a higher price to allow for you to rent for a while or to put items in storage, then that may be an option too. Everything is figureoutable!

I was one of the first agents on the South Shore to do real video tours, to have a You Tube channel, a point2agent site and utilize a wide range of social media platforms to promote myself and my listings. Thus evolved my tag lines “Get Connected with Dawn” and “Find Me, Find your Property”.
I have 3 amazing children, Scout, Sophie and Ben at home, along with Andy, a wired fox terrier, (and a few too many cats). I still enjoy volunteering, especially with children with disabilities and sports. When I have time, I play volleyball, softball, badminton, though not very well. I also enjoy riding my motorbike as much as I can.
Don’t let my laid back personality and love of laughter, overshadow the fact that I am knowledgeable, have an attention for detail and the experience that comes with selling real estate since 2004. TAX SEASON is Upon US! How to Get A Downpayment for Your First Home
How to get a downpayment together for buying a first home, is one of the biggest hurdles home buyers face with being able to enter the homeownership ring
Tax season is upon us and for many Canadians, it means getting a return on the taxes they paid last year. For many Canadian this return means they get to book a trip to someplace warm.
With interest rates so low right now and government programs in place to help first time homebuyers, perhaps this year that tax return could be better spent towards a downpayment for your first home purchase as it can be the push in the right direction to becoming a homeowner.
There are also Federal and Provincial government incentives to help first time home buyers, one that has been introduced within the last year that has been so popular, the program was extended.
Brokerage Mortgage Rates for 5 year fixed term are sitting at 2.29% at this article being written. These are the lowest rates have been since the fall of 2016.
Where To Get a Down Payment From
Lenders will not accept monies from a loan or credit card for a downpayment. They want to see that you have the fortitude and discipline to save up for a down payment. Also, getting a down payment from a loan or credit card would be just another debt to add to your debt ratio and may impact your ability to pay the mortgage.
Many lenders are wanting to see that the full down payment amount has been sitting in a bank account for at least 90 days as further evidence that the Buyer has exercised due diligence with their home buying plan and not just gathering the down payment amount from various sources last minute.
Down Payment Assistance Program
Known as the, it allows pre-qualified buyers to borrow from the program, up to 5% of the home’s purchase price to be used as the down payment. This is an interest free, repayable loan. In the Halifax Regional Municipality, the maximum priced property that is eligible is $280,000, while the rest of Nova Scotia the property prices are capped at $150,000. Home Buyer’s Plan
Another option to obtain a down payment would be from your RRSP contributions. The Federal Government Home Buyer’s Plan allows you to withdraw up to $35,000 from your RRSP to use as a downpayment for a home, If you have a partner who you are buying the house with, then you can each withdraw up to $35,000. You must be considered a first time home buyer and a resident of Canada. As long as you repay your RRSP funds within 15 year, then it will not be charged as income on your taxes. Go to Canada Revenue Agency for more details.
TFSA (Tax Free Savings Account)
This is a savings account that you can save up your down payment funds in and when it's time to take out to use for your down payment then you do not have to pay income tax on it as income. Saving up in this kind of account may be better, if there is any doubt that you will be able to pay back your RRSP account according to CRA’s timeline. If you miss any deadlines of RRSP payments then the amount that was due will be charged as personal income tax.
Down payment Given as a Gift.
There are pretty strict laws and criteria around using gifted money toward your down payment. The idea of the buyer saving up for the down payment proves to the bank that buyer has good financing habits and also having to prove that the down payment is a gift and does not have to be paid back, shows that the down payment will not be added to the Buyers debt load.
Parents are able to contribute a total of $30,000 per child to help with a down payment on a home, anything over and above that they would incur a gift tax. Other family members can gift up to $15,000 lending limit before they, too, have to pay taxes. Any gifter will have to provide evidence or a signed declaration of their relationship with the buyer.
Government Programs After Your Purchase
Home Buyers' Amount
Save all your receipts during your home buying process as the Federal Government will give up to $5,000 tax credit to first time homebuyers with the costs associated with the purchase of a home, including legal fees, disbursements and land transfer taxes, within the year following possession date. For an eligible individual, the credit will provide up to $750 in federal tax relief. Please visit the Home Buyers’ Amount webpage for eligibility.
GST/HST New Housing Rebate
You may qualify for this rebate allowing to recover part of the GST or HST that you paid on the purchase price or cost of building your new house, on the cost of substantially renovating or building a major addition onto your existing house, or on converting a non-residential property into a house. Nova Scotia Coastline Tour
Halifax and Bedford Basin
Nova Scotia’s capital of Halifax is a port city itself. Water traffic includes cruise ships and containerships to tall ships and multi-million dollar yachts.
South Shore
The coastline region known as the “South Shore” is located on the Atlantic ocean side of the province and extends from Halifax down toward the southern tip of Nova Scotia.
Just outside Halifax is St. Margaret’s Bay, where you will find well established oceanfront neighbourhoods that are very desirable due to deep water anchorage and close proximity to Halifax.
As you travel South you get the sailing waters of Chester and Mahone Bay. Said to have the best sailing north of Nantucket. Oceanfront homes in and around the Village of Chester, are highly sought after due to the hard-core sailing scene, with the most expensive properties in the province per capita.
The lower southern coastline is mostly low-lying, with salt marshes, salt marshes, but there are still scenic vistas around the southern tip as it is dotted with lighthouses, inlets, and dramatic coves.
Yarmouth and Acadian Shore
Located at the southern most tip of Nova Scotia, this coastline is virtually untouched, but dotted by quaint fishing villages with rich Acadian histories.
Bay of Fundy
This body of water flows between Nova Scotia and New Brunswick, in and out every 6 hours creating the highest rising tides in the world. The coastline ranges from red mud flats of the Minas basin to dramatic cliffs with incredible panoramic sunset views.
Northern Shore
The Northern Shores of Pictou and the Northumberland straight boast the warmest beaches of the whole province at 22 degrees and the warmest waters north of Virginia.
Cape Breton Island
Next door at the northern tip of Nova Scotia is Cape Breton Island and the world-renowned Scenic Cabot Trail. This roadway intertwines the seacoast and mountainous regions of the Cape Breton Highlands National Park, providing some of the most incredible views in the Maritimes.
Cape Breton has some of the lowest housing prices in the province due to sparseness and remoteness.
Eastern Shore
This region runs along the Atlantic coast, north of Halifax toward Cape Breton. It is known for surf and sand! Kite and board surfing enthusiasts come from across North America to catch the waves even in the coldest parts of the year!
